Free Property Income Tracker for UK landlords
The spreadsheet your accountant wishes you’d been keeping.
A free Excel tracker built by a property-specialist accountant. One log per property, the expense categories landlords forget, and a Prospective Properties tab that tells you whether to walk away before you make an offer.
- Built for UK tax rules
- Section 24 ready
- Two-minute set-up
Built for how UK landlords get taxed
Everything your accountant needs at year end, organised the way HMRC looks at it.
A log tab for every property
Income and expenses, dated and categorised. Formulas pull everything through to the summary, so you never have to touch one.
A live summary per property
Gross rent in, allowable expenses out, mortgage interest tracked separately. The bottom line is your taxable profit, ready for Self Assessment.
The categories HMRC expects
Including the ones landlords forget: mileage at 45p a mile, finance costs kept apart for Section 24, professional fees, and repairs versus improvements.
A Prospective Properties tab
Run the numbers on a deal before you offer, so you know when a property is worth chasing and when to walk away.
Plus a read-this-first tab in plain English. It takes two minutes.
Is it right for you?
Be honest with yourself before you download.
It’s for you if…
- You own 2 to 20 buy-to-let properties in the UK
- Your current “system” is bank statements, scribbled notes, or three spreadsheets that don’t talk to each other
- You dread tax season and want next January to be a one-evening job
- You want to see whether each property is actually paying you, beyond whether the rent landed
Probably a different fit if…
- You’re already on Xero or QuickBooks with a bookkeeper. Better reports from what you’ve got will serve you well.
- You run serviced accommodation or holiday lets with daily bookings, which need their own software
- You own 50+ properties and have outgrown even a good spreadsheet

Hi, I’m Chaya.
I run Ecco Accountants, and we work with UK property investors only. On first calls with new clients I keep seeing the same thing: smart investors, real portfolios, messy records. They were paying more tax than they needed to, because their accountant only ever saw half the picture.
This tracker is what I’d hand a new client on day one if their bookkeeping wasn’t where it needed to be. Use it alongside your accountant, so you walk into every conversation already knowing your numbers.

What property investors say
We only work with property investors. It’s all we do.
Chaya and her team handle my tax, bookkeeping, VAT, and accounts across multiple companies, and the level of organisation, clarity, and consistency they bring is exceptional. Everything is explained clearly, deadlines are managed proactively, and nothing ever feels rushed or reactive.
I started working with ECCO accountants this year, to support the growth of my property business. I have found them to be clear, honest, knowledgeable and professional. No questions are unanswered and communication is consistent and always available!
Chaya and the team have always been there to support us on every step of our property journey. Highly recommend.
The customer support of Chaya and the team goes above and beyond to help. Their dedication and quick responses have truly impressed me.
Questions landlords ask
Is the property income tracker really free?
Yes. Pop your name and email in the form and it lands in your inbox within a few minutes. You’ll also get a handful of useful emails afterwards, and you can unsubscribe any time.
What do I need to use it?
Microsoft Excel on a laptop or desktop. It’s built for a bigger screen, so it’s best opened on a computer rather than a phone.
How many properties does it handle?
It’s designed for UK landlords with roughly 2 to 20 buy-to-let properties, with a separate log for each property feeding one summary.
Does it replace my accountant?
It works alongside one. Keeping your records here means your accountant sees the full picture, and you walk into every conversation already knowing your numbers.
How does it handle Section 24 and mortgage interest?
Mortgage interest and other finance costs are tracked separately from running costs, because Section 24 treats them differently for individual landlords. The summary keeps them apart so they go in the right place on your return.
I already use Xero or QuickBooks with a bookkeeper. Do I need this?
Probably not. You’ll get more value from better reports out of the system you already have, and that’s something we help clients with.
Stop guessing what your portfolio is making.
