Does this sound familiar?

  • You’re buying faster than your bookkeeping can keep up.
  • You have several companies and aren’t sure they’re set up the right way.
  • You’re about to buy, refinance or sell and want the tax right before you commit.
  • The lender wants accounts and a letter from your accountant, fast.
  • Your portfolio isn’t as profitable as it should be, and you can’t see what’s pulling it down.
  • You only hear from your accountant once a year, at the deadline.
  • Your tax bill keeps climbing.
  • Every deadline turns into a last-minute rush.
  • Your accountant is slow to reply and doesn’t really understand property.

Property can be stressful enough. You don’t need the finance and tax stress on top. We take that away so you can focus on growing.

What does a property investor accountant do?

A property investor accountant helps you decide how to own each property, plans the tax on each deal before you commit, and keeps your numbers up to date so you can see what every property earns. The biggest savings come from decisions made before you buy, refinance or sell, which is why we work with you all year rather than only at the deadline.

How should I own my properties?

There’s no single right answer. It depends on your income, whether you’re reinvesting or drawing money out, and how big you want the portfolio to get. This is how the three main options compare:

Your own name Limited company Group of companies
Tax on rental profit Income tax: 20/40/45%, rising to 22/42/47% from April 2027 Corporation tax: 19% to 25% Corporation tax: 19% to 25%
Mortgage interest Basic-rate tax credit only (Section 24): 20%, rising to 22% from April 2027 Fully deductible Fully deductible
When you sell Capital gains tax: 18% or 24% Gain taxed as part of the company’s profit, so corporation tax (no separate CGT) Same as a company. Property can move between group companies without stamp duty or tax on the gain, if the conditions are met
Taking money out It’s already yours Dividends taxed at 10.75% or 35.75% As a company, with more flexibility on where profit sits
Often suits Basic-rate taxpayers, small portfolios, or selling soon Higher-rate taxpayers reinvesting to grow Several companies, title splits, or developing alongside holding

Rates for 2026/27, correct as at October 2026. Moving property you already own into a company can trigger capital gains tax and stamp duty, so we always work this out on your own figures first.

Frequently asked questions

When should a property investor speak to an accountant?

Before you buy, refinance or sell. Most of the tax on a deal is fixed by how it’s structured and when contracts are signed, so a call beforehand usually saves far more than fixing it afterwards.

Is a limited company better for buy-to-let?

Often for higher-rate taxpayers who are reinvesting, because the company can deduct all its mortgage interest and pays corporation tax instead of income tax. It’s not right for everyone, and moving existing property in can cost capital gains tax and stamp duty. If you plan to live off the rental income, the profit is taxed in the company and again when you take it out as dividends, so we plan for both on your own figures.

Do companies pay capital gains tax when they sell a property?

No. A company’s gain is added to its profit and taxed through corporation tax at 19% to 25%.

Can you help with my mortgage application?

Yes. We prepare up-to-date accounts and supporting letters for lenders and brokers, including for investors with several companies.

Do you do the bookkeeping as well?

Yes. Our Virtual Finance Office covers bookkeeping, bank reconciliations, supplier payments, VAT, payroll, accounts and tax, tracked property by property.

Do you work with investors outside Manchester?

Yes. We work with property investors wherever they live, in the UK or abroad, as long as the property is in the UK. Everything runs online.
