Does this sound familiar?
- Your tax bill keeps climbing.
- You’ve heard landlord tax is rising in April 2027 and you don’t know what it means for you.
- Making Tax Digital letters keep arriving and you’re not sure if you’re in.
- You can’t tell which property is actually making money.
- Someone in a landlord group told you to move everything into a limited company, and you don’t know if they’re right.
- You only hear from your accountant once a year, at the deadline.
- Every deadline turns into a last-minute rush.
- Your accountant is slow to reply and doesn’t really understand property.
- Nobody tells you how to save tax until it’s too late.
Property can be stressful enough. You don’t need the finance and tax stress on top. We take that away so you can focus on your properties.
Why do landlords need a specialist accountant?
Renting out property has its own tax rules, and they keep changing. Section 24 limits the tax relief on mortgage interest to a basic-rate tax credit: 20% now, 22% from April 2027. From April 2027, rental income held in your own name is taxed at its own rates of 22%, 42% and 47%. Making Tax Digital means quarterly updates for landlords with income over £50,000 now, and over £30,000 from April 2027. A specialist knows these rules well and plans for them before the tax year ends.

Who do we work with?
We work best with portfolio landlords, meaning landlords with four or more mortgaged buy-to-lets, and with landlords who are growing towards that. You might own in your own name, through a limited company or both. We also look after HMOs, serviced accommodation, holiday lets, blocks of flats, title splits, rent-to-rent, buy-refurbish-refinance and commercial-to-residential conversions. If you have one rental flat and only need a single tax return each year, we’re probably more than you need.

Frequently asked questions
Do I need an accountant as a landlord?
You don’t have to use one, but most landlords with more than one or two properties save more in tax than the fee costs. The rules on mortgage interest, allowable expenses and Making Tax Digital are easy to get wrong, and mistakes usually mean paying too much.
How much tax will landlords pay from April 2027?
From 6 April 2027, rental profit held in your own name is taxed at 22% (basic rate), 42% (higher rate) and 47% (additional rate), two points more than other income. The tax credit for mortgage interest rises to 22% to match, so higher-rate landlords still feel it most. Profits inside a limited company are not affected by this change.
Can landlords still claim mortgage interest?
Yes, but only as a tax credit at the basic rate if you own in your own name: 20% now, 22% from April 2027. This is Section 24. A limited company can still deduct the full interest as a cost.
Does Making Tax Digital apply to me?
If your rental income plus any self-employed income is over £50,000, you’re already in from April 2026. From April 2027 the limit drops to £30,000. You need digital records and quarterly updates to HMRC.
Should I move my rental properties into a limited company?
It depends on your income, how many properties you have and your plans. Moving existing property in can trigger capital gains tax and stamp duty, so it needs working out on your own figures first. If you live off the rental income, the profit is taxed in the company and again when you take it out, so we plan for that too.
Do you only work with landlords in Manchester?
No. We’re based in Manchester and work with landlords wherever they live, in the UK or abroad, as long as the property is in the UK. Everything runs online, with cloud software, video calls and secure file sharing.
Tax rates and thresholds on this page are correct as at October 2026.
